Marbella and the Long Term Rental Market 2019

It is well known that the Marbella area enjoys a 'micro climate' with over 330 days per annum of sun shine. Because of the fabulous weather, Marbella will always attract tourists, semi-permanent and permanent residents from oversea's.

It is obvious that with a constant influx of new people people, commerce will follow. There are new bars and restaurants opening all the time, catering for all ages and taste buds. If you enjoy fine dining, you must visit the Puente Romano Hotel on The Golden Mile. There are nine restaurants within the resort, which include the world famous 'NOBU'. The famous chef, Dani Garcia as a couple of restaurants on site, as well as two other restaurants on The Golden Mile itself. The remaining restaurants also includce the Sea Grill, Serafina and Thai Gallery amongst others.

If you are looking for a dining experience with music and entertainment, then La Sala is a must to visit. Situated just a few minutes walk from Puerto Banus, you can dine inside or out, from morning until night! There is normally entertainment every night and there is every chance that you may spot a celebrity or two.

To be honest, there are too many eateries to mention. There are superb offerings for all budgets in virtually all locations.

Many people coming to the Marbella area to live permanently will have children. Many parents will want to prever that they are educated in one of the International Schools.

There are many to choose from in and around the Marbella area, but include Aloha College, Swans, English International College and Laude College. From what we here and have experienced personally with our own children, they are all first class.

You cannot talk about Marbella without mentioning Golf. Going back to the 'micro climate' that I mentioned above, it is obvious that if there are decent courses in the area, the golfers will follow.

So it is clear that there are many reasons why Marbella will always attract new residents. When making this move, most people will have the obvious choice of either buying or renting a property.

Either decision will involve a financial commitment of varying levels. When buying a property, you must take into account there are buying costs and taxes which will equate to around 12% of the purchase price (this will vary depending upon the amount that you are spending). San Sebastian - €21 / m2
Las Palmas de Gran Canaria - €20 / m2

The Study points out that renting a 150 m2 House on the Pasero de Gracia in Barcelona costs €5.400 per month, €150 more than renting a House of the same size but in Madrid's Calle de Serrano.

In Marbella, San Sebastian and Las Palmas de Gran Canaria, you would Pay around €3.000 per month for the same property.

You can of course consider other area's such as Elche, Alicante, Castellón de la Plana, Almería or Huelva, where you will see rents of €2.50 m/2 and less.

Marbella is clearly in the elite league when it comes to the property market in Spain. For all of the reason's mentioned above (and there are many more), Marbella is a unique area in this fine country.

The unfortunate thing is that you have to pay for the privilige. As with Barcelona and Madrid, Marbella has an all year round community, unlike some area's that become like ghost town's during the winter.
